 Tristan da Cunha is a group of remote volcanic islands in the south Atlantic Ocean, 2,816 km from South Africa and 3,360 km from South America. It is part of the British Overseas Territory of St Helena, Ascension and Tristan da Cunha; Saint Helena itself is 2,430 km to the north. The territory consists of the main island, Tristan da Cunha (area: 98 km², 38 sq mi), as well as several uninhabited islands: Inaccessible Island and the Nightingale Islands. Gough Island (area: 91 km², 35 sq mi), situated 395 km south east of the main island, is also considered part of the territory. Tristan da Cunha is the most remote archipelago in the world.
 
 
 
 The island has a permanent population of 275.
The remote location of the islands makes transport to the outside world difficult. Lacking an airport, the islands can be reached only by sea. Fishing boats from South Africa service the islands eight or nine times a year. The RMS Saint Helena used to connect the main island to St Helena and South Africa once each year during its January voyage, but has only done so twice in the last few years, in 2006 and 2011. There is no direct service to Ascension Island and the United Kingdom, without flying from Cape Town to London or travelling on the RMS St Helena from Cape Town to St Helena. The March voyage of the RMS St Helena goes to Ascension and Portland from St Helena. The harbour at Edinburgh of the Seven Seas is called Calshot Harbour, and is named after the place in Hampshire where the islanders temporarily stayed during the volcanic eruption.

International Living is a publishing group founded in Baltimore, Maryland in 1979 as part of Agora Inc. headed by Bill Bonner. International Living monthly newsletter covers topics including retiring overseas, living abroad, international real estate, investment and travel, while a daily "IL Postcard" is emailed daily to readers. The term international real estate describes a relatively new phenomenon, beginning in the 1980s and keeping pace with globalization. The term encompasses real property development, sales and leasing transactions across national borders. International real estate could be viewed as one of the most dynamic branches of real estate although it is, by definition, influenced by fluctuating market value in various sectors between countries, as can be evidenced by the 2008 global credit crisis. International real estate is best subdivided into two categories: international commercial real estate and international residential real estate. Some examples of international real estate transactions are: a citizen of one country purchases a house in another country a corporation headquartered in one country purchases or leases an office building another country a corporation or investment group in one country builds a hotel in another country Most international commercial real estate transactions will take place between corporations and may involve, lead to or be a consequence of legal, design, urban planning, engineering, financing, and construction work. From a national government perspective, attracting foreign investment into real estate development projects can be a key priority for increasing country revenue and a key strategy for increasing the availability of national infrastructure and amenities. Some of the factors leading to the growth in the international commercial real estate sector are: the post-war growth in urban development and infrastructure in both developed and developing nations; business' evolution toward multi-national business operations; the growth in international investment practices enabling investors to look outside their own countries for above average performing investments.
